Most people believe the first step to building a home is to have a set of construction plans drawn up when, in fact, nothing could be further from the truth! By taking this path, you will be starting the process without any concept of what your final home needs to cost.
And guess what…your draftsman or architect won’t know either.
You see, the job of the designer is not to draw a home you can afford. Their job is simply to capture your vision on paper and apply their knowledge of both proportion and the building codes to create a working set of drawings.
No designer will ever be able to tell you what a home costs and therefore you would not find out until you have completed the drawings and paid the designer in full!

From the very beginning you will be provided expert guidance to help you not only build a home you love, but also construct the home you can afford. Below you will see the steps we use to guide you toward a successful completion.
How to “Build Your Own Price”™
The beauty of our process is that it empowers you to “Build Your Own Price”™. This is vital when building a custom home so that you are not simply receiving a price per square foot for standard amenities that often do not match your specific wants and preferences. Each of the following steps represent a different phase from concept to completion. Like a bullseye, each step refines the price a little more to help you avoid surprises along the way.

Step 1 – Ball Park Price
First is the Ball Park Pricing. This sum is provided during our initial visit and is based on our conversations at that meeting. This amount is largely influenced by both your budget, desired square footage of your proposed home, style preference and amenities as compared to current market rates.
We base our recommendation on our experience of building hundreds of homes over the last 25+ years.
Step 2 – Drafting Consultation
The next step is to coordinate a meeting with a draftsman who can put your vision to paper. If you choose to proceed with us during this phase, we will provide expert guidance throughout the design phase to help you to avoid pitfalls that could send your home cost spiraling out of control.
Too often people will see an idea and request it be added to the home without even a guesstimate of what it will add to the final price of the home. We will coordinate with you and the draftsman through our online platform. This will also be a great way to begin recording all of the ideas you have for the home that will ultimately become part of the specifications.
Additionally, we will meet with you at our office to review the draft layouts and help coordinate the final design.
Step 3 – Estimate
Once the plans have been completed, Carroll Construction, LLC will create a general price based on a set of standards inclusions and Code Requirements specific to your plans. Estimate includes basic features every house would include. Features such as flooring, heating/air, plumbing, lighting, insulation, etc. The reason this price is absolutely essential is because it will create the context for every other selection you make. The price generated during this phase is a baseline price that lets you know how much a beautiful home with standard amenities, based on your plans, can be built for.
The reality is that this is where other builders stop. Typically individuals are then asked to sign a contract based upon these estimates, called Allowances, but the price is subject to change all the way up to the completion of the home. This is the worst decision you can make because there is absolutely no way to set a budget this way and it leaves you struggling at the end of the build to come up with the money to pay for your overages.
That is why the next step is absolutely critical!
Step 4 – Design Selections
At this point in the preliminary building agreement, you will have the opportunity to meet with our designer and make your selections. Our designer will travel with you to make all of the selections and will help you to coordinate all of your design choices with each other and most importantly, with your budget in mind. This is a key difference in our package since most decorators fail because they do not understand your budget. Our designer knows it all because she helped create the budget!
Additionally, you will submit your photographs and ideas and we will figure out all the details of what your idea will ultimately cost. Even better, the price will only be added to your home once you make a selection in your online portal which is accessible 24 hours a day, from anywhere in the world, on any operating system.
By taking this step, we are recording all of the ideas in your head on paper and more importantly, assigning a price to those ideas. This allows you to make a qualified decision on each custom feature you want to add to your home.
Furthermore, This means that you are ultimately able to “Build Your Own Price.
Step 5 – Fixed Price Guarantee
Many of you have enjoyed cruises and are familiar with the last day when the bill for all of the “extras” are delivered. They line the halls of every corridor. In many ways, the building industry has done the same by including allowances in contracts. The client feels they know everything until they get ready to move in to the home and receive a bill for all of the “extras and overages” leading to a stressful moment on what should be a wonderful day.
