Design Decisions Shouldn't Be Overwhelming

Many homeowners feel unprepared when it’s time to make selections for their custom home. From coordinating colors to choosing cabinetry, fixtures, and flooring, it’s easy to feel unsure — especially if this is your first time building.

Without experienced guidance, small decisions can lead to frustrating delays, mismatched finishes, or selections that don’t support your lifestyle or long-term goals. That’s why we’ve made design guidance part of the process — not an afterthought.

Concierge Design Is Built Into Our Process

Unlike most builders, Carroll Construction integrates design support from day one. You don’t have to wait until the plans are final to start thinking about finishes.

Our Concierge Design Services begin during Phase 1 of your Design + Build Preconstruction Agreement, when we explore layout options and prepare your Conceptual Estimate. You’ll have expert guidance early — when decisions matter most — and continuing through each phase of your BIDS journey.

“One-on-one time with clients is my favorite part of the process. I help them filter choices, avoid pitfalls, and bring clarity to decisions that can otherwise feel overwhelming.”
— Tracy Carroll, Interior Designer & Co-Founder

What to Expect from Your Concierge Design Experience

Whether you’re building on land you own or still finalizing your location, Tracy Carroll—our in-house designer with over 32 years of experience—will personally guide you through key decisions.

She helps you:

  • Stay focused at vendor meetings
Tracy knows what questions to ask and how to help you compare options without getting overwhelmed.

  • Avoid costly mistakes
Her attention to detail prevents common ordering errors and design mismatches.

  • Create a cohesive look
From brick and roof to cabinets, countertops, and fixtures—Tracy ensures every choice fits beautifully.

  • Understand how selections affect budget
She’ll compare upgrades against your allowances and help you make confident trade-offs when needed.

You’ll also see your choices reflected in redlined plans, so our team can prepare final construction documents without delays or surprises.

Why Design Support Matters in a Custom Home

Selections aren’t just about style. They affect your budget, buildability, comfort, and long-term livability—especially if you're planning to age in place.

Our Concierge Design Services are tailored for clients who want timeless results, low-maintenance materials, and smart design decisions that support how they plan to live. This is especially important for our clients who value both style and practicality.

How It Fits Into the BIDS Process

This hands-on design support is built into the full planning journey—not sold separately.

  • Phase 1: Begin working with the team to explore layout, define scope, and gather inspiration

  • Phase 2: Align proposed finishes with a realistic budget using the Preliminary Budget Estimate

  • Phase 3: Finalize your product selections with Tracy at the vendor meetings and redlined plan markups

  • Phase 4: Our team coordinates a vendor site visit and evaluates sitework needs (not part of the design phase)

  • Phase 5: Build-ready documents are created using your selections, with no guesswork required
